Exactly what happens, from first visit to final walkthrough

No mystery, no radio silence. Every Broward Painter project runs through the same nine phases — here is what we do, what we need from you, and how long each step usually takes.

  1. In-home consultation

    60–90 minutes

    We visit the space, measure everything, listen to how you use the room and talk honestly about budget.

    • Check plumbing, electrical and any obvious problem areas
    • Give you a realistic Broward County price range on the spot

  2. Design & selections

    1–3 weeks

    We turn the measurements into a layout, then help you lock cabinetry, counters, tile, paint and fixtures.

    • Produce the measured plan and layout options
    • Build your finish and color schedule
    • Price each selection so nothing is a surprise

    • Review the layout options
    • Approve the finish selections
  3. Written proposal

    2–4 days

    You receive an itemized proposal by email with the real build cost — every line, allowance and exclusion in writing.

    • Itemize labor, materials and allowances
    • Email the proposal with an online approval link

    What we need from you

    • Read it, ask questions, sign online when you're ready
  4. Contract & schedule

    3–5 days

    We sign the contract, collect the deposit and put your start date on the calendar.

    What we do

    • Issue the contract and deposit invoice
    • Reserve your crew and start date

    What we need from you

    • Sign and pay the deposit
    • Confirm the start date works
  5. Permits & ordering

    2–6 weeks

    Permits are pulled where required and long-lead items like cabinets and stone go on order.

    What we do

    • File city permits
    • Order cabinetry, tile, fixtures and paint

    What we need from you

    • Sign any permit paperwork the city requires
  6. Demolition & build

    1–6 weeks

    Protection goes down, demo starts, and the trades run in sequence with a daily clean-up.

    What we do

    • Protect floors and adjacent rooms
    • Run rough trades, inspections, install and finish work
    • Send progress photos and a weekly schedule update

    What we need from you

    • Keep the work area clear
    • Approve any change orders in writing
  7. Punch list

    2–5 days

    We walk the job with you and write down every touch-up, adjustment and detail still open.

    What we do

    • Build the written punch list
    • Complete touch-ups and adjustments

    What we need from you

    • Point out anything that bothers you — no item is too small
  8. Final walkthrough

    45 minutes

    A last walkthrough together, final cleaning, care instructions and your written warranty.

    What we do

    • Final clean
    • Hand over paint/finish schedule and warranty

    What we need from you

    • Sign off and release final payment
  9. Complete & warranted

    Ongoing

    Your project is closed out and covered by our workmanship warranty.

    • Keep your finish schedule on file
    • Handle any warranty call promptly

    What we need from you

    • Call us if anything needs attention

Timing varies with permit review, material lead times and the size of the space. Your written proposal includes the schedule we commit to for your specific project, and we update you at every phase change.
